Question 1

What is a multifamily market survey?

Accepted Answer

A multifamily market survey is the process of collecting competitor rents, availability, concessions, and fees from nearby apartment communities to understand your property's competitive position. Property managers use this data to make pricing and concession decisions.

Question 2

How often should I do a market survey for my apartment community?

Accepted Answer

Best practice is weekly, but most property managers only survey monthly due to the manual effort of driving comps and checking listing sites. RentalReports automates the process with a 48-hour refresh cycle so your data is always current.

Question 3

How do you track competitor apartment rents automatically?

Accepted Answer

RentalReports scans public listing sources like Apartments.com, ForRent, Zillow, ApartmentList, and Rent.com along with property websites every 48 hours. It extracts current asking rents, availability, floor plans, concessions, and fees — then displays everything in a live dashboard.

Question 4

What is comp shopping in multifamily real estate?

Accepted Answer

Comp shopping (comparison shopping) is the practice of surveying comparable apartment communities to track their rents, concessions, and availability so you can price competitively. RentalReports automates comp shopping by continuously monitoring your comp set.

Question 5

Can I automate my apartment market survey?

Accepted Answer

Yes. RentalReports automates the entire market survey process — competitor discovery, rent tracking, concession monitoring, fee tracking, and AI-generated report generation — replacing manual comp shopping with a live dashboard refreshed every 48 hours.

Question 6

What concessions and fees should I track in a multifamily market survey?

Accepted Answer

Track competitor concessions (months free, dollars off, reduced deposits) and the full fee stack including parking, pet rent, internet, storage, and admin fees. RentalReports captures and interprets all of these so you can compare effective rents, not just headline asking rents.
